S3039 RenderingAINT PAUL (December 6th, 2018) – New construction is underway at the busy intersection of Rice Street and Como Avenue in St. Paul’s Thomas-Dale (Frogtown) neighborhood. Commercial real estate developer MSP Commercial has teamed up with Fresenius Medical Care to build a single-story dialysis center on the vacant corner lot.

The new facility is being constructed in the Capitol Area Architectural Overlay District, an area of focus for economic growth and reinvestment for the City of St. Paul.  The city-designated zone runs along Rice Street, stretching from University Avenue to Pennsylvania Avenue.

The project team started construction at the site in early November.  Mission Construction was chosen as the general contractor. Mohagen Hansen Architecture|Interiors, Loucks Inc. and Innovative Structural Solutions have also joined the project team. MSP Commercial (owner, developer) will continue to oversee the construction process and will stay on as the property management firm once completed.

A global dialysis and kidney care provider, Fresenius Medical Care has an established presence in the Twin Cities with over 25 locations throughout the seven-county metro area. The majority of the roughly 9,000 sq. ft building will be occupied by Fresenius, but a 750 sq. ft area has been set aside for a small retail tenant. The retail tenant has yet to be announced. The building will also have on-site surface parking on its north side for around 20 vehicles, in addition to street parking. Fresenius is scheduled to have their first patient day in August of 2019.

Orthopedic Clinic to Anchor Development at Tamarack and I-494

 

SRenderingAINT PAUL (November 5th, 2018) – Construction is currently underway on a 41,000 square foot medical office building, just off Interstate 494 in Woodbury at the intersection of Tamarack Road and Weir Drive. The south-facing building will be constructed as Phase II on the remaining half of a 7-acre parcel purchased in 2016 by real estate developer and property management firm MSP Commercial.

Signed on to anchor the project, independent specialty provider Summit Orthopedics will occupy the second floor of the multi-tenant facility. The long-standing orthopedic practice plans to move their downtown St. Paul Landmark Surgery Center location into the new project.

“We’re excited that this relocation will allow us the ability to provide the Twin Cities with a surgical center of excellence for hand, wrist, and elbow. It also creates the opportunity to expand Summit’s non-surgical treatment offerings including innovative regenerative medicine therapies and spine injection services,” said Dr. Jack Drogt, president at Summit.

Colliers International | Minneapolis-St. Paul Healthcare Services team is representing the remaining 18,000 square feet available on the main floor. “There has been a lot of interest in the space because of its great location and the continued medical demand in Woodbury.” Vice President, Louis Suarez explained. “Given the remaining vacancy is on the first floor, we are very optimistic that the facility will be 100% leased by the time the building finishes construction.”

Design and construction of the two-story building will be very similar to the Phase I project which entailed construction of the Minnesota Eye Consultants clinic. Along with similar facades consisting of abundant glass, natural stone and brick, both buildings will house specialty care clinics and include ambulatory surgical centers. The same general contractor, architecture and engineering firms have been chosen for the building shell: Welsh Construction, bdh+young Design|Architecture and Civil Site Group, respectively.

Base building construction is expected to continue over the upcoming winter and go through the summer of 2019. Summit Orthopedics is scheduled to open their location in early fall of 2019.

Independent Clinic Develops on Retail Site in Crystal

MINNEAPOLIS (September 13, 2018) – Real Estate Developer MSP Commercial teamed up with Brian Bruggeman of Colliers International | Minneapolis-St. Paul’s Healthcare Services team and independent multi-practice healthcare provider North Clinic P.A. to develop a primary care and specialty clinic at 5109 36th Ave North in Crystal, adjacent to Cub Foods.

Benefits resulting from the new location are expected to impact patients along with the local community. The clinic’s proximity to Highway 100 and retail-based surroundings add convenience for staff and patients, while the local community will gain easy access to an additional source of healthcare within the area.

The former Chalet Liquors Store is an ideal location for North Clinic, who will be relocating their nearby Robbinsdale Clinic to this site.

Project construction will start in late September. Plans include considerable mechanical and structural changes to make the shell building suitable for a medical setting, along with a 3,000 square foot addition to the south end. This will provide the clinic with just under 14,000 square feet upon completion in Spring of 2019. First patient day is currently scheduled for May 20, 2019.

The project team consists of RJM Construction as General Contractor, Mohagen Hansen Architecture on shell and interior architecture and Loucks Inc. on civil engineering. MSP Commercial will be included throughout construction in a project management capacity and subsequently work with North Clinic as the long-term property management firm for the facility.
